Home Affordability

Home affordability is not simply the maximum mortgage amount a lender may approve. It is the amount a household can reasonably spend on housing while continuing to meet other financial obligations and goals.

Qualification vs. Affordability

Mortgage qualification asks how much financing a borrower may be eligible to obtain. Affordability asks how much the household is comfortable committing to housing. Those numbers do not have to be identical.

What Affects Affordability?

  • Income
  • Existing monthly debts
  • Down payment
  • Mortgage interest rate
  • Property taxes
  • Homeowners insurance
  • Mortgage insurance
  • Condominium or homeowners association (HOA) fees
  • Closing costs
  • Expected maintenance
  • Emergency savings
  • Other financial goals

Why Interest Rates Matter

The same home price can produce a materially different monthly payment at different mortgage rates. Buyers should evaluate payment and total household budget, not just purchase price.

Expenses Beyond the Mortgage

  • Utilities
  • Repairs
  • Maintenance
  • Landscaping
  • Condominium or HOA assessments
  • Commuting costs
  • Property tax increases
  • Insurance increases
Homebuyer takeaway: Ask what housing payment fits your life comfortably, not only what maximum loan amount may be available.
