Understanding the Certificate of Eligibility
What is a COE?
A Certificate of Eligibility confirms your qualifying military service to a VA-approved lender. It's a required first step, and Jack can help you request one.
Does it expire?
No — a VA COE doesn't expire. That said, some situations call for an updated or new certificate, and Jack can tell you which applies to you.

Questions veterans actually ask
Short answers here. The specifics depend on your file, and Jack will walk you through yours.
Am I eligible if I served in the National Guard or Reserves?
Often yes. Guard and Reserve service can qualify, and so can active duty service and some surviving spouses. Eligibility turns on your length and character of service, which is exactly what the Certificate of Eligibility confirms. Jack can help you request one before you commit to anything.
How much do I need for a down payment?
A qualifying VA borrower can finance the purchase with no down payment, within what the appraisal and your entitlement support. That is the single largest advantage of the benefit, and it is the one most often left unused.
Will I pay monthly mortgage insurance?
VA loans carry no monthly mortgage insurance. On a conventional loan with less than twenty percent down, that is a cost you would be paying every month for years, so it is worth understanding what it is saving you.
What credit score do I need?
Scores from 580 are workable. Credit is only one part of the picture though, and a score on its own does not tell you whether you qualify. If you are unsure where you stand, that is a short conversation rather than a formal application.
Can I use the benefit more than once?
In many cases, yes. Entitlement can often be restored after a home is sold or a loan is paid off, and some borrowers qualify to carry more than one at a time. It depends on your entitlement, so ask Jack to look at yours rather than assuming it is spent.
