Mortgage Preapproval

Mortgage preapproval is a more developed evaluation of the borrower’s ability to obtain financing, but the term is not used identically by every lender.

What a Strong Review May Include

  • Credit
  • Income
  • Employment
  • Assets
  • Debts
  • Down-payment funds
  • Loan-program eligibility
  • Automated underwriting findings

Preapproval Is Not Final Approval

  • Property must still be selected
  • Appraisal may be required
  • Title must be acceptable
  • Insurance must be available
  • Condo or homeowners association (HOA) eligibility may need review
  • Credit and income may be updated
  • Final underwriting conditions remain

Why It Matters

A well-prepared borrower can often move faster after finding a property and reduce the risk of discovering preventable financing problems after contract.

Homebuyer takeaway: Judge a preapproval by the analysis behind it, not by the appearance of the letter.
