Assumable Mortgage

An assumable mortgage is an existing mortgage that an eligible new buyer may be permitted to take over rather than replacing it with an entirely new first mortgage.

Why Assumptions Attract Attention

When an existing mortgage carries a rate materially below current market rates, assumption can create a financing advantage.

Government-Backed Loans

Loans backed by the Federal Housing Administration (FHA) and the U.S. Department of Veterans Affairs (VA) can be assumable subject to applicable requirements and servicer approval. Conventional loans should not be assumed to be transferable without reviewing the actual loan terms.

The Equity Gap

If a home sells for $500,000 and the assumable mortgage balance is $325,000, the buyer still needs to address the $175,000 difference through cash or permitted financing.

Assumable Does Not Mean Automatic

  • Credit review
  • Income qualification
  • Servicer approval
  • Formal assumption documents
  • Applicable fees
  • Program-specific requirements
Homebuyer takeaway: Analyze the rate, remaining balance, seller equity, approval requirements, secondary financing, and total transaction costs together.
